Hi, I’m John Wagner.
I always love the “about me” page on websites like this because they’re written in the third person …even though they’re typically written by the owner of the site.
So... after John Wagner made several attempts to sound smarter than he really is by writing about himself in the third person, he quickly abandoned that approach and decided to write this page like it was a letter to a friend.
Which …in many ways, it is.
Anyway – what do you want to know?
I’m 56 years old. I live in Gig Harbor with my wife, Sophanna.
We live on a boat. Yep, on a boat in Gig Harbor - The endless summer? Maybe.
We also spend lots of time outdoors, hiking, fishing, and skiing at our cabin in Packwood.
I’m guessing that’s not the kind of stuff you’re looking for.
You’re probably wondering, Is This Guy Worth My Time And Attention?
For many readers, my answer is NO.
I can not help you with your real estate investment if you are not willing to put in some effort and commitment.
For some reason, people equate “buying and selling houses” to “get rich quick”.
I get it. That’s what attracted me to real estate in 1990.
I thought it would be easy money.
Well, it wasn’t easy money.
I did buy a few houses, flipped a few, loaned my own money on a few, lost some money and kept a few as rentals…but it took lots of work, frustration, and perseverance.
I’ve paired down my business model to one simple mantra.
I only work with those that are willing and committed and serious about buying a home.
There is only so much time in a day to do all the things that we need to do - we all get that.
So, with that said, I won’t work with people that are not committed or don’t return calls and don’t show up for their scheduled meetings.
That is a waste of time. If you want to waste time go see a movie. It’s more fun.
If you’re “just tire kicking”,
I don’t want to help you.
It’s important you understand what I’m telling you.
I can help you, I just won’t. I’m capable of it, but I refuse to do it.
Because the nature of being a real estate agent requires a ton of work upfront and I can only effectively work with a handful of people at a time.
When someone has one foot in the door and one out, what I’m really hearing is,
“I’m not fully invested in the long term success of my own family or my own future.
And that really translates to “I don’t care about your time or mine”.
Look, is buying a home right now easy?
IS IT SMART? YES!
There are a lot of people out of work right now and feeling the pinch.
If you’re smart enough to attack the market as an educated consumer, and get out there and make a bid on a sweetheart deal, you’re gonna be the smartest guy or girl in the room. And everybody’s going to applaud you six months from now.

Can you believe I just told you flat out that you’re going to receive blatant sales pitches from me?
Well, why wouldn’t I tell you?
I mean c’mon – As a real estate agent, I make my money by getting you into a home.
And ONLY if I succeed in getting you into a home. It’s how I get paid.
If we are a good fit, then I want you to use me as your agent and I won’t be subtle about it.
However – it’s always preceded by really valuable strategies and a lifetime of knowledge and tactics that you can use immediately.
The idea is you’ll say, “Man, this free stuff really helped me. I think I’ll use this guy as my exclusive broker.”
Pretty simple, right?
I call it the old “Demonstrate You Can Help Them By Actually Helping Them” trick.
Works like a charm.

How Do I Know If Your Stuff Is Any Good?
Well, the smartest thing to do is to just get some of my free advice.
If you like it, and if you think that I know what I’m doing, then you’ll probably use me as your agent.
If you don’t like it, you won’t.
But I think I’m supposed to do the whole “self-aggrandizing biography” thing now so here goes:
Back in 1990, I bought a “how to get rich buying foreclosed properties course”.
The course was $275.
I must have read the sales letter for it 100 times before I bought it.
It was a good course, and somewhere there was one sentence that said something like, “It’s feasibly possible to make $100,000 by flipping a foreclosed home.
My 27-year-old brain translated that to mean, “You’ll get rich really fast if you do this.
Anyway – it kind of worked. Kind of.
Did I make money?
Did people want to just hand over the equity in their home? NO!
Anyway – I quickly realized that people didn’t want to lose their home in foreclosure to the bank so I started referring these homeowners to a local mortgage broker so they can refinance and save their home.
Long story short, I was offered a job as a loan officer with the company,
I accepted and my life was changed forever.
As it turns out, before long, I was the top producing LO in the company.
I was hooked on helping people that were losing their homes.
I sought out all books and tapes related to real estate.
I bought them, listened to them, and was blown away.
Then I bought books about finance and read them. Then I bought books and courses on psychology and read them.
And after six years of trial and error, I finally started to achieve real success.
I managed several national mortgage company branches and owned my own mortgage company.
Fast forward to today - I traded my mortgage license for a real estate license, some stupid law says you can’t have both.
At this stage in my life, my passion is to help YOU get into a home and create wealth for you and your family.
